I'm a numbers guy. Give me a rent roll and a few years of historical income and expense data and eventually I can come up with a credible estimate of value. But a number of factors impact market value. Among them are governmental forces that can range from zoning codes to building regulations; environmental conditions, including climate and topography; and economic forces like wage levels and an area's economic base. A recent trip through Asia made me think especially about how social factors impact real estate markets and market value. No segment of the real estate market is more closely tied to social influences and demographic trends than the retail market. Here in the United States, we are experiencing significant unemployment, the deleveraging of household debt, the collapse of home prices and increased foreclosures in many markets, and the resultant comparatively low level of consumer confidence, all of which bode negatively for retailers. This is not the case in Asia.
